Once your clients have found the perfect home, our partner realtor can initiate an offer by emailing us the property address, MLS listing, and sold comparables from the last six months.

How do I initiate an offer to purchase agreement?
  • When your clients find their dream home, initiate an offer by emailing us the property address, MLS listing and sold comparables in the last six (6) months to offers@requityhomes.com.
  • Please provide as much information about the property as possible (e.g. a set offer review date, other offers, ages of HVAC/roof/furnace, if possible, and a preferred closing date for the seller).
  • Once the offer is initiated, our team will review the information with your clients and align on the bidding strategy. We will email you the offer price and conditions immediately afterward so that you can assist us in preparing the offer and presenting it to the seller.

What are the key considerations in the offer drafting process?
  • Closing Date - The date your client can move in to the home.
  • Offer Price - We'll review comparables and work with our partner realtor to determine a competitive price. Our clients' input is important and we'll make an offer only with their consent. We'll ensure that their interests are protected and the purchase price is reasonable. The lower we can negotiate the initial purchase price, the better it is for them as it impacts monthly payments, deposit, and buyback price.
  • Conditions
    1. Home Inspection Condition - Essential for protecting our clients from unforeseen problems due to major structural/foundation issues.
    2. Financing Condition - Ensure the appraised home value is the same or higher than the offer price and the homes meet lender requirements.
    3. Insurance Condition - Required by lenders, especially for homes with wood burning fireplace that may need a WETT certification.
