Make an Offer

We can purchase almost any homes listed for sale publicly or privately in the areas we operate.

Once you have finalized the home you want us to purchase, inform your realtor of your interest to make an offer on a home, sign the commitment letter and pay for the application fee so we can make offers on your behalf.

How does the offer process works?
  • Inform your realtor of your interest to make an offer on a home
  • We'll let you know if the home meets our criteria and send an e-signature request for a commitment letter and banking info to submit the $500 application fee.
  • Afterwards, we'll email you a draft offer with important details (e.g. closing date, price, conditions, deposits, etc.) for your approval before sending it to the listing agent or the seller.
  • Once we have your consent, we'll forward the offer to the listing agent/seller and wait for a response, which can take 24-48 hours, and may involve further negotiations.

What are the key considerations in the offer drafting process?
  • Closing Date - the date you can move in to the home
  • Offer Price - We'll review comparables and work with the realtor to determine a competitive price. Your input is important and we'll make an offer only with your consent. We'll ensure your interests are protected and the purchase price is reasonable. The lower we can negotiate the initial purchase price, the better it is for you as it impacts monthly payments, deposit, and buyback price.
  • Conditions
    1. Home Inspection Condition - essential for protecting you from unforeseen problems due to major structural/foundation issues
    2. Financing Condition - ensure the appraised home value is the same or higher than the offer price and the homes meet lender requirements
    3. Insurance Condition - required by lenders,especially for homes with wood burning fireplace that may need a WETT certification
    4. Others, if applicable
